Yes. We have extensive experience with renovations, extensions and recladding. These projects often need careful planning and problem-solving, and we enjoy transforming existing homes while minimising disruption wherever possible.
Yes. While we specialise in custom homes and larger renovations, we are happy to discuss smaller projects that suit our expertise. Many long-term clients first engaged us for a small job before trusting us with larger work.
Yes. We keep a schedule of ongoing and completed projects and would be happy to arrange a site visit, or show you photos of the work and the standard of finish you can expect.

Cost & contracts
Yes. Concept plans rarely hold enough detail for a fixed price, but we can prepare a realistic budget estimate from what is available. That lets you and your designer make informed decisions before investing in completed working drawings — and avoids expensive redesigns later.
An estimate is our best assessment of likely construction cost from the information available at the time. A fixed-price quote is prepared from completed working drawings and specifications, and becomes a contract price subject to any agreed variations.
Yes, and it is one of the biggest advantages of involving us early. We provide realistic cost advice throughout the design process so you can make informed decisions before construction begins.
Yes — though we may not always be the cheapest, and we are comfortable with that. Our focus is value through quality workmanship, accurate pricing and proven systems. You deal directly with the owner rather than paying for a sales team or franchise overheads.
Yes. For renovations or projects where the scope may evolve during construction, Cost Plus can offer greater flexibility and transparency. We will discuss which contract genuinely suits your project.
Generally no. We prefer to manage the complete construction process including materials and subcontractors, which gives us control over quality, scheduling and warranties — and a smoother experience for you.
Design & plans
Yes. If you have plans, we will price them and advise on construction. If you are starting from scratch, we can introduce you to architects and designers we have worked with successfully, and assist throughout so the project stays aligned with your budget.
Absolutely — in fact we encourage it. Working alongside your architect and engineer early lets us provide practical construction advice and cost guidance before plans are finalised. It usually saves both time and money.
During the build
Absolutely. We manage every stage — planning, pricing, construction and handover — coordinating subcontractors, suppliers and schedules, giving you one point of contact throughout.
Craig remains actively involved in every project. You will also have an experienced site supervisor overseeing day-to-day construction, coordinating trades and maintaining quality on site.
Every project differs. Once consent is issued and construction begins, most custom homes take approximately 8–12 months depending on size, complexity and weather. You get a detailed construction programme before work starts.
Not at all. Our online Build Communicator gives you real-time updates on every milestone, no matter where you are. It is built for remote communication and transparency.
